The legendary runway that once gave rise to Howard Hughes’ aerospace empire has been transformed into Runway—a one-of-a-kind lifestyle center in Playa Vista, California. Scheduled to open in 2014, Runway will become one of West LA’s finest go-to options for a large-scale, mixed-use lifestyle center that offers unique shopping, dining, entertainment and an engaging social vitality. Covering approximately 11 acres, Runway will offer nearly 200,000 square feet of retail space, 25,000 square feet of office space and 220 residential units.

With a national reputation for successful management of high-quality residential communities, Lincoln Property Company has carefully assembled a compilation of exceptional talent in architecture, landscape design and real estate development and management. Ensuring that Runway becomes a lifestyle destination without peer is co-developer, Phoenix Property Company, a nationally recognized, diversified real estate firm noted for its extensive track record in developing award-winning, multi-family and mixed-use communities on in-fill and urban sites. Along with Lincoln and Phoenix is industry leader Paragon Commercial Group, a firm that acquires, develops and manages high-quality retail investments anchored by best-in-class, creditworthy retailers in high barrier to entry markets.

Runway's architect is Scott Johnson of Los Angeles-based Johnson Fain, an internationally recognized design studio in architecture, planning and interior design. Johnson Fain is the recipient of numerous awards for design excellence. In Southern California, Century City's MGM Tower, SunAmerica Center and Fox Plaza, downtown's Central High School and Amgen's Thousand Oaks campus have all been designed by Johnson Fain. The firm is currently designing and planning projects in California, Arizona, Oklahoma, Texas, Japan and China.

Runway's landscape architect is Rios Clemente Hale Studios, a multidisciplinary landscape architecture design firm known for a consistently high-quality body of work displaying a broad stylistic range. In 2007, the firm was awarded the 'Firm of the Year Award' by the California Council of the American Institute of Architects for its consistent body of unique design projects and re-definition of the boundaries of design practice. In 2009, the firm was selected as one of two Finalists in the category of Landscape Design by the Smithsonian's Cooper Hewitt National Design Awards program.
